Nevada Home is Possible - 4% Grant Down Payment Assistance Program

The Home is Possible Program, through the Nevada Housing Division is designed to help homebuyers get past the obstacle of coming up with the down payment for a home.

The program offers a 30-year fixed-rate mortgage with a non-repayable grant of up to 4.00% of the mortgage amount.

Program Benefits:

  • Non-repayable grant up to 4% of the initial principle balance of the mortgage loan, which can be applied to the down payment or closing costs
  • Fixed interest rate 30-year loan
  • Eligible loans include FHA, VA, USDA and conventional 30-year fixed rate loans
  • This program is not exclusive for first-time homebuyers
  • No asset limits for homebuyers

Program Requirements:

  • Minimum 640 FICO credit score for FHA and VA loans
  • Minimum 680 FICO score for conventional loans
  • Must be homebuyer's primary residence
  • Qualifying income on mortgage application must be below $95,500
  • Home price below $400,000
  • All buyers must attend a homebuyer education course.

The Home is Possible Down Payment Grant Program is primarily focused in Washoe and Clark counties and only available through participating lenders.
